Sympathetic restoration of older and heritage-designated homes in Guelph's established neighbourhoods, coordinated with municipal heritage guidelines where they apply.

Kitchen & Primary Suite

Full-scope kitchen and primary bedroom/ensuite overhauls where the rest of the home stays in place.

High-end finished lower levels — home theatres, wine rooms, guest suites — including waterproofing and egress work where needed.

Why Existing-Home Specialists

A general contractor who also does new builds isn't the same as a renovation specialist

Existing structures hide things — original framing that doesn't match the drawings, knob-and-tube behind a 1990s renovation, foundations that need underpinning before you can dig a basement bedroom. We price for that risk honestly instead of discovering it as a change order.

Every project runs on a single fixed-fee or cost-plus contract, agreed before demolition starts, with a weekly site report so you know exactly where the budget stands.

FAQ

Do you build new homes, or only renovate?

We work exclusively on existing properties — additions, full-home renovations, and restorations of older and heritage-designated homes. We don't do ground-up new construction.

Can you work on a heritage-designated property?

Yes. We've worked within heritage district guidelines in Guelph's older neighbourhoods, coordinating with the municipal heritage committee where a designation applies.

What does a major addition or full renovation cost?

Most full estate renovations and major additions run $400,000 to $1.5 million depending on scope, structural work and finish level. We give you a scoped number after an in-home walkthrough.

Can we stay in the house during the renovation?

For additions and partial renovations, usually yes, with a containment plan for dust and access. For a full-home gut renovation, most clients relocate for the structural phase.
